Crawl space flood vents

What do crawl space flood vents do?

Crawl space flood vents let floodwater enter and leave so water pressure can equalize across foundation walls. As of Nov 2026, PNNL describes this as flood-load protection, not a way to keep the crawl space dry; ordinary closable air vents are not an equivalent opening.

Are air vents suitable flood openings?

PNNL distinguishes airflow vents from flood openings. High wall vents may be poorly placed for water entry and exit; fixed screens can clog. Outside dimensions do not establish usable flood-opening area.

Ask the designer to document the opening type and usable area. An existing screened air vent is not proof of a suitable flood-opening design.

Should flood openings be sealed during encapsulation?

PNNL’s flood-prone crawl-space approach uses a vented, unconditioned space and places thermal and air control at the floor above it. Sealing the perimeter for an ordinary conditioned enclosure is a different assembly decision.

Before buying encapsulation, flag flood hazards and existing openings. Request a coordinated flood and enclosure plan before openings are closed.

Who should assess the flood and foundation conditions?

ASFPM recommends discussing local flood conditions with the community floodplain office and having an engineer review the building and proposed protection before a major investment. Fast water, waves and deep flooding can make a shallow-flooding measure unsuitable.

Contact the local floodplain administrator about site conditions and a licensed structural engineer about wall alterations. A generic opening count does not replace design review.

What belongs in the opening and drainage handover?

ASFPM includes drainage after the flood and keeping openings unobstructed in its crawl-space protection guidance. Ask how the completed openings remain clear, how water will leave afterward and which equipment needs protection.

Compare crawl-space pumping and flood prevention separately. A pump proposal does not replace the opening assessment; a vent proposal cannot promise a dry enclosure.

Frequently asked questions

Do flood vents keep floodwater outside?

No. Their purpose is to allow water to enter and exit so pressure can equalize across the foundation wall.

Can a closable air vent serve the same purpose?

PNNL says air vents that can be closed should not be considered flood vents. Fixed screens can also obstruct floodwater flow.

Do flood openings remove the need for a site assessment?

No. ASFPM calls for review of the flood hazard and building condition; high-velocity or coastal conditions can make some protection measures inappropriate.
