Crawl space wood rot

What should you do about crawl space wood rot?

Crawl space wood rot needs both a framing assessment and correction of the moisture source. As of Nov 2026, PNNL says rotten wood must be removed and framing made structurally sound before retrofit work proceeds; a liner or dehumidifier alone does not repair weakened wood.

Is it mold, staining or loss of wood strength?

Wood decay and discoloration are different findings. USDA explains that decay fungi damage strength; mold and staining do not establish the same condition. Appearance alone cannot establish a framing member’s remaining strength.

Ask the assessor to distinguish decay, surface growth and insect damage in the written findings.

Which moisture source needs correction?

The Wood Handbook identifies soil moisture and condensation as potential sources of crawl-space framing decay; plumbing leaks can also wet interior wood. Record where wetting occurs and whether the condition changes with rain or fixture use.

PNNL requires standing water and its source to be addressed before retrofit. The encapsulation problem guide separates water beneath a liner from moisture above it.

When does framing need a structural assessment?

Ask a licensed structural engineer to assess suspect load-bearing framing and define any repair design before enclosure work. PNNL makes structural soundness a prerequisite; this page supplies no jacking, cutting or reinforcement procedure.

USDA warns that strength loss can precede visible decay. A moisture reading or surface cleaning cannot serve as a structural clearance.

What should the repair and enclosure handover include?

Separate moisture correction, framing repair and the later enclosure in the proposal. Request photographs and a record of the repaired areas before they become concealed. USDA advises correcting the moisture condition and replacing weakened wood rather than enclosing wet or infected material.

If surface growth also needs attention, compare mold remediation separately. The encapsulation estimate prices an enclosure reference; it is not a structural-repair allowance.

Frequently asked questions

Will encapsulation reverse wood rot?

No. Moisture control addresses the conditions that support decay; weakened framing still needs assessment and repair before enclosure.

Does mold on a joist prove that it is rotten?

No. USDA distinguishes mold and staining from decay. Have the material condition assessed rather than deciding from color alone.

Should wet framing be covered after cleaning?

USDA advises against enclosing wet or infected wood before it is thoroughly dried. The repair plan also needs to address the moisture source and weakened material.
