Crawl space encapsulation cost

The recorded encapsulation reference is $3–$10 per ft² of crawl-space floor. Floor area, moisture sources and repairs needed before sealing change the scope. Drainage is a separate scope.

How much does crawl space encapsulation cost?

The recorded encapsulation reference is $3–$10 per ft² of crawl-space floor. Floor area, moisture sources and repairs needed before sealing change the scope. Drainage is a separate scope.

Encapsulation suits ground-moisture and air-control work after bulk water is addressed; standing water needs its source and drainage assessed first. Ask what liner, seams, wall connections and drying measures are included before comparing a total.

SIGNS

Which crawl-space signs need investigation?

Standing water, damp soil, discolored framing and damaged insulation are reasons to investigate before enclosing the space. An inspection should also consider plumbing, dryer exhaust and condensate sources.

CAUSES

Why does a crawl space stay damp?

Moisture can evaporate from exposed soil or enter with humid outdoor air. Roof runoff and ground water can add liquid water. Covering soil does not by itself resolve all of these paths.

FIXES

What work comes before and during encapsulation?

Address drainage and damaged materials first. A ground vapor barrier needs continuous coverage and sealed connections at seams, walls and piers. The contractor should explain how the enclosed space will stay dry and how conditions will be monitored.

Ask about safe access, insulation, pest inspection access, combustion appliances and radon assessment before approving the enclosure. Keep drainage, remediation and humidity equipment as explicit scope items.

Which costs belong in this scope?

Recorded component references · USD · as of Oct 24, 2026
WorkPlanning range
Crawl space encapsulation$3–$10 / ft² of floor
Crawl space drain only$20–$40 / ft

Encapsulation uses floor area; crawl drainage uses drain length. The home calculator estimates drainage and sump work, not an encapsulation package. The recorded rates do not establish remediation, structural repair or dehumidifier costs.

The photograph shows a crawl-space liner installation in progress, not a completed encapsulation system.
