Crystalline waterproofing
When can crystalline waterproofing treat a basement wall?
Crystalline waterproofing can suit concrete when the selected treatment, substrate and defect details are compatible. As of Nov 2026, Xypex describes a reaction within concrete pores; its instructions still require preparation and separate treatment of defects, rather than promising that a slurry fixes every leaking basement.

Is the proposed treatment suitable for the substrate?
Xypex distinguishes coatings for existing concrete from admixtures added during batching. Specify the application form.
Confirm whether the exposed wall is concrete, masonry or a previous finish. The opened coating specification addresses concrete substrates; ask for written suitability rather than extending that scope to an unidentified wall assembly.
What preparation and curing work is included?
The coating specification requires surface preparation and treatment of defects before application. Ask the proposal to identify removal of unsuitable finishes, access to the substrate and how the surface will be prepared.
Curing is part of the installation. Xypex specifies moisture, air circulation and protection conditions; have the installer provide a product-specific care and finishing plan rather than promising immediate concealment.
Which cracks and joints need separate details?
Xypex recommends flexible treatment for expansion joints and persistently moving cracks. A general claim about crystal growth does not settle those details.
Have the designer detail joints and active leaks. The leak repair guide keeps the entry path ahead of product choice.
How should you compare treatment with other water controls?
Minnesota Extension distinguishes liquid water, capillary moisture and airborne moisture. Confirm which mechanism is being addressed before comparing a concrete treatment with drainage or humidity control.
Use wall methods and the foundation scope for the broader choice. Obtain a separate crystalline-system proposal; the calculator has no matching rate.
Frequently asked questions
Is crystalline waterproofing just a surface film?
Xypex describes its treatment as generating crystalline formation within concrete pores and capillary paths. That manufacturer description applies to its concrete system, not every coating sold as waterproof.
Can the coating be used from the inside?
Xypex permits positive- or negative-side coating application on suitable concrete. Suitability still depends on the selected instructions and separate defect details.
Can moving joints be ignored after treatment?
No. Xypex recommends flexible treatment for expansion joints and persistently moving cracks. The coating proposal should identify those locations separately.
