Basement window leaking
Why is your basement window leaking?
A basement window leaking during rain may need an opening or flashing repair, outside water correction, or both; moisture on cold glass may instead be condensation. As of Nov 2026, Minnesota Extension and DOE guidance support locating the water path before choosing a window replacement or drainage project.

Is the water on the glass or entering around the opening?
From a dry, accessible position, photograph the first wet location: the room side of the glass, a frame corner, the sill or the surrounding masonry. Record weather and whether water was visible outside the opening.
Minnesota Extension explains that humid air can condense on cool basement surfaces. A rain-related pattern is useful evidence, but it does not by itself show whether the frame, opening or surrounding wall is the entry point.
What does the window repair need to address?
DOE explains that flashing directs water out of a wall opening and connects with the drainage plane. Ask the installer how the proposed repair restores that route rather than only covering the interior stain.
Clarify whether the work treats the glazing/frame, the opening’s water-management details or the wall around it. These are different repair boundaries; a replacement window alone does not describe all of them.
When should the investigation extend beyond the frame?
Water collecting outside the window can load the opening even if the visible frame looks sound. Minnesota Extension identifies poorly arranged window wells as a basement moisture source.
For outdoor well drainage or runoff work, use the sister site’s exterior foundation drainage guide. Keep that design separate from interior window repair.
If flooding or visible structural damage makes access uncertain, stop the inspection. EPA says a qualified professional must establish safe entry where structural warning signs are present; standing water can also create electrical hazards.
What should the repair quote and recheck include?
Request marked repair locations, access, opening preparation, flashing or frame work, damaged-material restoration and the proposed verification. Ask what additional finding would require a revised scope.
Compare a limited opening repair against replacement on the defect each addresses. For water entering through adjacent masonry, use the basement leak-repair scope instead of assuming every wet sill is a failed window.
Agree how the repaired opening will be checked under the relevant conditions. An interior touch-up is finish work, not the verification of the water route.
Frequently asked questions
Does water on basement glass always mean the window leaks?
No. Moist air can condense on a cool surface. Locate the first wet area and distinguish room-side condensation from liquid arriving through the opening.
Will a new window solve water collecting in the well?
A replacement does not explain how outside water will be removed. Have the exterior water source and the opening assessed separately before combining the work.
Does the calculator price window replacement?
No. Window, flashing and well repairs are outside its supported component rates. Use it only if a separate waterproofing scope has been identified.

Plan the next step
Keep the first-entry photographs and ask each offer to mark the route it will repair. Choose replacement only when the window findings justify it.
