Foundation spalling
How should you handle foundation spalling?
Foundation spalling needs a cause-and-extent assessment before patching or waterproofing. As of Nov 2026, the Bureau of Reclamation’s concrete repair guide puts diagnosis before material selection; loss of concrete cover can involve deterioration or corrosion, so a coating alone does not establish a suitable repair.

Is the concrete losing material or carrying a deposit?
Spalling describes concrete breaking away; a white surface deposit is a different observation. Record missing material, exposed aggregate, rust staining and any visible reinforcement separately from residue on an otherwise intact face.
The National Park Service describes cracking, delamination and spalling associated with reinforcing-steel corrosion. Use the efflorescence guide for deposits, without assuming that salt and concrete loss have the same repair.
What can cause the cover to break away?
Reclamation lists multiple possible causes of concrete deterioration, including freezing and thawing, chemical exposure, corrosion and construction defects. Similar-looking damage can therefore require different work.
Ask the assessment to identify the cause and how the repair will reduce recurrence.
When should a licensed structural engineer assess it?
Use a licensed structural engineer when the concern involves load-bearing capacity, reinforcement loss or movement. Have the assessment define the remaining section and the need for repair rather than assigning a safety verdict from a photograph.
Reclamation calls for structural-engineering assistance for overloads. Keep structural assessment separate from the later waterproofing scope.
What belongs in a concrete repair proposal?
Request the cause, mapped repair areas, preparation, replacement material and curing requirements. Reclamation makes removal of damaged material and preparation of the remaining concrete central to repair quality.
Keep minor crack injection separate from replacement of lost concrete. Use the foundation waterproofing guide only for the diagnosed water-control work after the concrete repair is defined.
Frequently asked questions
Can waterproof paint replace missing concrete?
No. Reclamation describes surface-spalling repair as removal of weakened concrete and suitable replacement. A protective treatment does not establish that lost concrete has been restored.
Does exposed stone always mean spalling?
No. Placement voids, deliberate exposed-aggregate finishes and later deterioration are different conditions. An assessment should identify the condition before selecting a repair.
Can the crack-injection allowance price spalling repair?
No. The calculator’s minor-crack reference is not a concrete replacement or structural-repair allowance. Those scopes need their own assessed proposal.
